Municipalities conduct mass property assessments so they can tax real estate owners. Someone (you the property taxpayer) has got to pay for those government salaries, health care, and pension perks.

Unless the previous year’s assessment is simply rolled over, a mass assessment is conducted. Sometimes these mass appraisals are done every 5 years, 8 years, and 15 years, I’ve seen some communities where the last mass appraisal was done over 40 years ago.  That mass appraisal is offered on a bid basis.

The lowest-cost bidder gets that job. Consider, the one that won the bid needs to make a profit from the guys he hired, he needs to pay for overhead and expenses to meet the deadline for that low-cost (maybe only $25 per assessment) rush job.

Little time is allocated to that assessment, a few minutes, maybe 10 minutes at best. Mistakes happen.

A licensed real estate appraiser will take the time needed to compare your home to similar homes. They will apply category adjustments for a valuation difference with backup evidence.  We’ll train you step-by-step and show you how you can do the same.

There are 3 levels to scheduling a property tax appeal:

  1. The Municipal Tax Assessor’s Office
  2. Municipal Property Tax Appeal Board
  3. County Property Tax Appeal Court

The first level of appeal should be bringing your finished case to a private meeting with the property tax assessor. A property tax assessor should share his findings with you with a spirit of service instead of finding fault with your evidence.

He or she will want to share their discoveries and come to a mutual agreement. I’m sure they’ll do that for family and friends. Fostering a good relationship goes a long way.

Hopefully, your tax assessor has liberating and virtuous abilities. If they are dried shells of dead feelings or self-satisfied, not wanting to hear the view and evidence presented by you, the property owner, it’s from time to move on.

If you hire a real estate appraiser, for a real estate appraiser to show up physically in front of a Municipal Property Tax Assessor, the Municipal Property Tax Appeal Board or even the County Property Tax Appeal Court, there will be a significant cost. They might value that time at $500 or significantly more for each appearance.
