Note: The formula to know what the REAL Value that the tax assessor is placing on your Home: Take the

Assessed Value (add property and house appraised value together) and divide by the Sales Ratio.

Suppose you get this statement for your yearly Property Tax Assessment in the mail:

 

For Example:  $25,100 Land
                        $193,000 Improvements
                        $218,100 Total Assessed Value The Property Tax Assessor Assigned to your property           

 

You call the municipality and ask for the Sales Ratio (also could be called the Directors Ratio, the Equalization Rate, the Average Ratio, the Assessment Level, the Common Level of 100% of True Value … and other titles)

 

In this example the Sales Ratio is .85

We want to divide the Total Assessed Value by the Sales Ratio

$218,100/.85 = $256,588   

Interpretation Note : The tax assessor in this example is saying that your home is worth $256,588


This is NOT $218,100 shown on the Property Tax Assessment statement. The assessing authority doesn’t think you home is worth $218,100. They think is is worth $256,588.

 

Even though they say your home and property is assessed at $218,100, in REALITY they are saying it’s market value is $256,588!

 

It’s east to get fooled into thinking the assessor rated your home less valuable!!

 

Unless you do the math, you can get tricked and hoodwinked!
